What fees does a buyer pay in Wallonia?

By Anthony Casula Licensed real estate agent, IPI no. 509.677 Published 01-09-2026

The short answer

A buyer in Wallonia mainly pays the price, the registration duties and the notary costs. Registration duties are 3% for an own and sole home since 1 January 2025, or 12.5% otherwise. The agency commission is paid by the seller, so a buyer normally pays no agency fee. Source: Lydian 2025.

The costs a buyer carries in Wallonia fall into a short, predictable list, and the biggest single item after the price is usually tax. The registration duties (droits d'enregistrement) are 3% of the price for an own and sole home bought by a natural person since 1 January 2025, provided the residence conditions are met, and 12.5% for any other purchase such as a second home or an investment property. Source: Wallonia government / Lydian 2025.

On top of that come the notary costs. These are not a single negotiable fee but a bundle: the notary's honoraria, set by a legally fixed, degressive national scale identical for every notary, plus the registration duties collected through the deed, plus disbursements such as searches and the mortgage registration. Source: Notaire.be. Since the 3% reform, the duties are a much smaller slice for an own home than they were under the old 12.5%.

Here is the point that pleasantly surprises buyers: the agency commission is not yours to pay. In Belgium the seller signs the sales mandate and pays the agency fees, so a purchaser normally pays no agency commission at all. Your budget is for the price, the duties and the notary bundle, not for Easyhome.

Two regional flags: Flanders applies 2% on an own home and Brussels 12.5% with an allowance (abattement). Always confirm which regime applies to your property.
