Can you rent to a foreign student in Wallonia?

By Anthony Casula Licensed real estate agent, IPI no. 509.677 Published 01-09-2026

The short answer

Yes. There is no nationality condition to rent in Wallonia, so a foreign student, EU or non-EU, can sign a student lease. The landlord verifies identity and residence documents, registers the lease, and obtains a rental permit if the accommodation is a small dwelling or collective student housing.

Walloon lease law contains no nationality requirement: a landlord may rent to a foreign student on the same footing as a Belgian one, using the student lease created by the decree of 15 March 2018 (logement.wallonie.be, 2018). What matters is that the tenant is genuinely a student and that the property serves their studies, not where their passport was issued.

Practically, the landlord checks identity and legal-stay documents. An EU or EEA student presents an identity document and proof of enrolment; a non-EU student will normally hold a residence permit issued for study purposes, and their enrolment confirms the student character of the lease. Requiring these documents is standard due diligence, not discrimination, and the lease must still be registered, which is the landlord's free obligation for a main residence.

The rental permit rule is easy to overlook with student housing. In Wallonia a permit (permis de location) is compulsory for small individual dwellings under 28 square metres and for collective housing such as student rooms used as a main residence or by students (droitsquotidiens.be, 2026). Since much foreign-student accommodation is exactly this type of small or shared unit, the permit is often needed before the first tenant arrives.

The counter-intuitive angle is that renting to international students can reduce, not increase, rental vacancy risk. University cities like Liege attract a renewed cohort each year, and a compliant, well-managed kot rarely stays empty for long. A guarantor abroad or a larger deposit within the legal cap can address solvency concerns without closing the door on a reliable tenant pool. Brussels and Flanders host large international student populations too, but under their own lease and permit rules.
