Can you sell your house remotely from abroad?

By Anthony Casula Licensed real estate agent, IPI no. 509.677 Published 01-09-2026

The short answer

Yes. You can sell a Belgian property from abroad, without returning, by granting a notarial power of attorney to a trusted person or the notary's office, and Belgian notaries can also organise remote signing by video. Foreign documents may need legalisation or an apostille.

Living abroad does not stop you from selling a home in Wallonia. Belgian practice offers two well-established routes to sign at a distance. The first is the notarial power of attorney (procuration authentique): you sign a power of attorney before a notary near you, or at a Belgian embassy or consulate, authorising someone in Belgium to sign the preliminary agreement and the final deed on your behalf. The second is remote signing organised by the Belgian notary, where you appear by secure video link to sign the authentic deed electronically. Either way, you never need to board a plane for the signature.

The details that trip people up are documentary rather than legal. A power of attorney executed before a foreign notary usually has to be legalised, or carry an apostille under the 1961 Hague Convention, to be accepted in Belgium, and a document in another language may need a sworn translation. The counter-intuitive lesson is that the signature itself is the easy part; the time is spent getting your identity and authority recognised across borders, so starting that paperwork early is what keeps a remote sale on schedule.

Everything before the signature is handled by your agent. Easyhome can market the property, host viewings, pre-qualify buyers and negotiate the price while you remain overseas, sending structured updates so you can decide on offers remotely. The physical certificates, the EPC (PEB), the electrical compliance certificate (CE) and the cadastral and planning documents, are all organised locally, so your absence does not create gaps in the file.

Two money points matter for a seller abroad. Selling your former main residence remains exempt from the 16.5% capital-gains tax (Notaire.be, 2026), and the property tax is apportioned between you and the buyer pro rata to the deed date. A well-briefed notary and agent make a cross-border sale feel almost identical to a local one.
