How much does an EPC certificate cost in Wallonia?

By Anthony Casula Licensed real estate agent, IPI no. 509.677 Published 01-09-2026

The short answer

An EPC (PEB) certificate in Wallonia typically costs between 150 and 400 euros, depending on the size and type of property. It is issued by an accredited certifier and remains valid for 10 years (ImmoAnalyse, 2026).

The EPC (PEB), the energy performance certificate, is the document that gives a home its energy label from A to G. In Wallonia it must be drawn up by a certifier accredited by the region, and its price reflects the time needed to survey the property rather than a fixed tariff. For a standard home you should budget 150 to 400 euros, with apartments at the lower end and large or complex houses at the upper end (ImmoAnalyse, 2026).

Several things move the price. Floor area is the main driver, since the certifier measures and records the building envelope, insulation, glazing and heating system. Availability of technical documents matters too: if you can provide invoices and proof of insulation, wall build-ups or boiler specifications, the certifier can credit better performance and spend less time investigating, which can both improve the label and contain the cost. A property with no paperwork is assessed on default (penalising) assumptions.

The counter-intuitive value point is that the cheapest certificate is not always the best deal. Because the EPC label now influences buyer interest and, for lettings, the rent framework, a certifier who properly accounts for your insulation and recent works can lift your label and support your asking price. Skimping on documentation to save an hour of survey time can cost far more in perceived value.

Validity is generous: a Walloon EPC lasts 10 years from issue, so a certificate obtained for a previous sale or letting can often be reused if nothing structural has changed (ImmoAnalyse, 2026). Because the certificate must exist before you advertise, and the energy label has to appear in the listing, ordering it early in your sale preparation avoids delaying your launch to market.
